DUE DILIGENCE!!!

I guess the month is coming on well for you.

May is all about The "Life Of A Project Manager", a series where I reflect on my experience as a project manager, highlighting real life situations that will enlighten my audience about the intricacies of project management.

As mentioned in the introductory post, I will be approaching this series from multiple angles and the focus today is on GLITCHES.

With over a decade of experience managing projects, I have come across a couple of glitches and I realise that most (if not all) are as a result of failure to observe due diligence.

Majority of my works feature on construction sites and existing buildings, and as a project manager I am expected to liaise with engineers, facility managers and other stakeholders who are to provide necessary guidelines for project activities, however there are times when we get so familiar with the terrain, and as such step out of caution in some occasion.

Allow me share some of such instances in retrospect πŸ‘‡πŸΌ


#1:

THE TRIGGER 


Location: Landmark Towers, Lagos.

I remember it was a Monday morning on the 8th floor at the Landmark Towers, where I and my team had been scheduled for some preliminary work ahead of a facelift.

The facility team had done a great job with the necessary paperworks and orientation required for work permit.


βœ… No sound disruptions beyond 70 decibels 

βœ… Safety kits must be worn at all times

βœ… Smoke and dust should not be raised without notifying the facility team

But the question is how much smoke or dust constitutes a threat?πŸ€”


βœ–οΈ Everything was good until the plumber on my team activated his soldering iron and the rest is history πŸ˜‚

Fire alarm system triggered, the occupants in the entire building (over a 100 people) evacuated and of course yours sincerely was fined and penalized 😭


N:B- my heart goes out to the Landmark team on the recent demolition of the beach front. Better days ahead guysπŸ™


#2:

THE BURST


Location: H.E.P, Cairo

Just before you tag me defiant, Kenny is not at fault on this one πŸ˜‚

Unlike the trigger, the task in this case was to drill the floor for some hardware installation.


βœ… Beware of under ground pipes 

βœ… Installation screws and pegs should not exceed 10cm-12cm into the floor

βœ… Contact MEP team to shut down water supply valves in the case of a burst


Meanwhile πŸ‘‡πŸΌ

βœ–οΈ The under ground pipes were installed at exactly 10cm into the floor πŸ™†β€β™‚οΈ

βœ–οΈ The MEP team reps were an hour away from the site 🀸


Just so you know, there was a burst and the installation ended up becoming a pool party on site 🀣

Please blame it on the MEP team.


#3:

THE FALL


If you are expecting a story of how I or someone on my team fell off while working at height, you are absolutely wrong 🀣

I mean I could go on and on with glitchy scenarios, but I would rather use the last slide on this post as an avenue to reiterate the need to enforce safety measures on project sites.
